And in this market you can't price high and chase buyers down. To really sell and if you are a serious seller, the Alamogordo home must be priced right from the beginning. I know the market well and know the neighborhoods and can help find a comfortable price to sell your home.

Stage the home to beat out the competition. Before you list its a great idea to browse online photos, tour model homes and visit open houses in your area. This gives you a great idea of what  your competition is and what buyers are seeing. Then make sure you set up your home better. Buyers are wanting a perfect home right now and if they have the choice of your home or a brand new one, which would they choose? Make that choice for them by staging and setting up your home for the buyers. Keep decor simple and neutral. Make sure paint colors are warm and inviting. Pack away personal photos and collections; you want people to see the home and the square footage, not your belongings.

Be flexible with buyers. They are out to get a great deal right now. If an offer comes in that only asks for closing costs, consider the alternative of saying no and sitting on the market for months. Be flexible and negotiable with buyers. The goal is to sell, not be right.
